Commercial Property
Commercial property insurance helps businesses pay to repair or replace buildings, associated structures, and contents damaged or lost because of fire, storms, theft, and other events outlined in the policy.

Commercial property policies generally don’t cover building contents belonging to a tenant. If you rent or lease your building, you should buy your own policy to insure your on-premises property including machinery, furniture, and merchandise. The cost of tenant coverage will generally be significantly less than building coverage because the policy will only cover contents, not the building itself.

Commercial Auto
Confused about commercial auto insurance? Whether it’s an SUV, sedan or a truck, how the vehicle is used, do you deliver goods or are do you work in a service industry?  In the United States, the laws regarding commercial auto insurance vary from state to state. Most states have mandatory requirements for business vehicles, but the types of coverage mandated also differ and should be adhered to in order for the business to collect in the event of an accident.

In some states, proof of auto insurance must be presented before a personal driver’s license is issued. The same goes for commercial auto insurance. Of the many types of coverage available, liability, personal injury, comprehensive, and medical are the most common, although commercial insurance has differences in the specific aspects of the policy that relate to businesses. Many companies opt for more than the compulsory insurance, especially if the vehicle is used for dangerous jobs (such as demolition of buildings) and would therefore have a greater risk of injury or accident on the job.  Some businesses may need to include coverage for survivor benefits in the case of an accidental death. (varies by state)

Protecting business vehicles and the people who drive them is an important part of overall good business practices. A company can go into financial ruin from one lawsuit. Auto insurance for company vehicles is a tool to help businesses comply with state regulations and assure employees that they are covered in the event of an accident. Size of business, type of vehicle, and what it’s used for will determine what types of coverage are needed.  The spectrum of insurance needs ranges from small businesses with just one vehicle that is also used for personal travel to companies with several hundred vehicles that are used for heavy labor.

Details and reading the fine print are important to understanding exactly what is covered by the insurance policy and what, if anything, will be the responsibility of the business. It never pays to short change employees when it involves auto insurance. Just as Workers Compensation protects both the employer and the employee in the workplace, commercial auto insurance offers that same protection while employees are on the road.

Workers' Compensation
Accidents happen – it’s part of life. Whether the accident warrants a quick trip to the emergency room or a lengthy hospital stay, medical expenses are involved. When the accident occurs on the job, it’s the employer who picks up the tab. Unless the business is excluded, workers' compensation insurance is not an option!  Why?  As a general rule, a company with five or more employees is mandated to purchase workers' compensation insurance to cover medical expenses, permanent disability, and a portion of the injured employee’s wages. On-the-job injuries resulting in the death of an employee is also covered; a death benefit is paid to the worker’s beneficiary. Companies can’t afford not to purchase workers' compensation insurance: under the law, a company who pays out workers' compensation is protected from civil lawsuits regarding injuries on the job.

Still not convinced of the need for workers' compensation insurance?  For companies who violate the mandate, the law is quite unforgiving: it’s a Class A misdemeanor not to provide coverage for workers, with severe monetary penalties.  Repeated violations upgrade to a Class D felony. Termination of an employee who is injured while working and / or who files a workers' compensation claim is also illegal. To further comply with the law, information regarding the insurance carrier and contact persons should be in a prominent place so that employees can readily access the information on short notice. Providing immediate medical help and calling both the insurance carrier and the Division of Workers' Compensation are also compulsory. 

The Division of Workers' Compensation of the Department of Labor and Industrial Relations is the administrator of all things related to workers' compensation. This agency makes certain that companies acquire coverage and handles false claims as well as disputes, besides the details of accidents from the insurance companies and the company where the injury occurred.

Workers' compensation insurance is available through private insurance companies in most states in the U.S.  A company that acquires workers' compensation insurance is saving money in the long run. Insurance costs are well worth the price paid if an employee is injured while working. Policies that cover medical care and death benefits protect both employers and employees and provide the assurance needed that financial compensation is available should an accident happen in the workplace.
